Commercial Property · Lower 48

Property insurance for the buildings standard carriers keep declining.

Senior living communities, car washes, hotels and apartment complexes carry exposures most generalist agents price badly or refuse outright. As a specialist commercial property insurance broker, we build the submission the way an underwriter reads it, then take it to markets that still write the class.

Industries

Underwriters price what they understand.

A property submission gets priced on how clearly it answers the questions the underwriter was going to ask anyway. Construction class, protection class, roof age, sprinkler coverage, loss history, and what the building actually does all day. We write four classes constantly, which means the submission arrives complete and the quote comes back faster and lower.

Class 01

Senior Living Communities

Independent living, assisted living, memory care, skilled nursing and hospice. Professional liability and property are underwritten together, and staffing ratios move the price as much as the roof does.

Class 02

Car Washes

Express tunnel and full service operations. The machinery is the business, so equipment breakdown and the income loss behind it matter more than the square footage of the building.

Class 03

Hotels

Flagged properties, boutique operations and independents. Business income is usually the largest number on the policy, and brand standards affect how the property has to be rebuilt after a loss.

Class 04

Apartments and Multifamily

By State

Property insurance is a state-by-state business.

Rates, filings, admitted market capacity and surplus lines rules all change at the state line. So does the peril that actually threatens the building. A Colorado apartment portfolio is priced against hail. The same portfolio in Louisiana is priced against wind and carrier appetite that has not fully returned.

Every state page on this site covers the department of insurance that regulates it, the catastrophe exposure carriers underwrite for, current market conditions, and the financing requirements that apply when HUD, Fannie Mae or Freddie Mac is behind the loan.

How It Works

Four steps, and you do very little of the work.

Step 01

Send what you have

Current declarations page, a property schedule and five years of loss runs. If you only have the dec page, start there and we will chase the rest.

Step 02

We build the submission

Construction, occupancy, protection and exposure documented the way underwriters want to read it, with valuation checked before it goes out.

Step 03

Markets respond

Admitted carriers first, surplus lines and program markets where the class calls for it. You see every quote, including the ones we do not recommend.

Step 04

Bind and service

Coverage compared side by side, certificates issued the same day, and a renewal review that starts 120 days out instead of the week before.

Why Owners Move Their Account

Most property accounts are underpriced on paper and underinsured in practice.

Building values have moved faster than the schedules attached to most policies. Owners find out at claim time, when the replacement cost on the declarations page does not cover what the rebuild actually costs. We check that number before the renewal, not after the loss.

If your current agent handles restaurants, contractors and a few apartment buildings, the apartment buildings are getting the least attention. Specialization is the entire reason this works.

  • 01

    Valuation reviewed every renewal

Replacement cost checked against current construction pricing so the limit matches the building.

  • 02

    Direct carrier programs

Including senior living professional liability, where general agents often cannot get a quote at all.

  • 03

    Hard market placement

Habitational and coastal property still get placed. It takes more markets and a better submission.

  • 04

    Claims advocacy

We stay involved through adjustment instead of handing you a claims number and stepping back.

Questions

Questions owners ask before requesting a quote

What do I need to send to get a commercial property quote?

The current declarations page, a schedule of the buildings with their values, and five years of loss runs. If the declarations page is all you have to hand, send that on its own and we will follow up for the rest once we know the class and the state. The quote request form asks for six fields to begin.

Which types of commercial property do you insure?

We work in eight property classes: senior living communities, car washes, hotels, apartment buildings, build-to-rent communities, condo and townhouse associations, equipment dealerships and property management firms. Each has its own page explaining what underwriters look at and which coverage lines the policy usually needs. The full list is on the industries we place.

Do you place business in my state?

Yes, if the property is in one of the 48 contiguous states, with one step first where Alex Toler is not yet licensed: he obtains a nonresident producer license in that state before any coverage is placed. Filings, admitted market capacity and surplus lines rules differ from one state to the next, so each state has a guide covering its insurance regulator, the catastrophe perils carriers price against and current market conditions. Start from commercial property insurance by state.

My renewal date is close. Is it too late to shop the account?

Not necessarily. Mark the renewal as due within 60 days on the quote form and the request is handled ahead of the others. For the next renewal, a review that begins about 120 days before the expiration date gives carriers time to read a complete submission rather than a rushed one.

Which insurance companies will you approach for my property?

Admitted carriers are approached first. Where the class, the location or the loss history calls for it, the submission also goes to surplus lines and program markets, and we place direct carrier programs as well. We are a broker working the account with underwriters, not a quote aggregator filling in one online form.

Can you insure a property that other carriers have declined?

Often, yes. Habitational schedules and coastal buildings are among the accounts standard carriers decline, and they still get placed. Getting them placed means approaching more markets with a stronger submission, one that documents construction, occupancy, protection and exposure the way an underwriter reads them.

Will I see every quote that comes back?

Yes, including any quote we would not recommend, with the coverage laid out side by side so the differences in forms, limits and deductibles are visible before you choose. If the program you already have turns out to be priced well, we tell you so. The steps are set out on how placing an account works.

How do I know whether my building limit is high enough?

Compare the replacement cost on the declarations page with what the building would cost to rebuild at current construction prices. Building costs have risen faster than the values on many schedules, and a limit that is too low shows up at claim time. We check each building's value against current pricing at every renewal. How the limit is set, and what coinsurance does to a claim when it is set too low, is covered on commercial property insurance.
