Disclaimer
Everything here explains coverage in general terms. What you are actually covered for is set by your policy wording and by the underwriter who issued it.
This website is published by APT Insurance LLC to explain commercial property insurance in general terms and to let property owners ask us for quotes. This disclaimer sets out what the material on the site is, and what it is not.
General information, not insurance advice
Everything on this site, including the state guides, the coverage pages, the industry pages, the articles and the answers to frequently asked questions, is general information. It is not insurance advice, legal advice or tax advice, and it is not a recommendation that any particular person buy, change or cancel any particular policy.
Whether a coverage suits a property depends on facts this site cannot know: the building, its use, its values, its loss history, its lender's requirements and the terms available from carriers at the time. Advice on your own account comes from a licensed broker who has reviewed those facts with you, and reading this site does not by itself create a client relationship with us.
Your policy decides what is covered
Coverage is governed by the policy a carrier actually issues: its declarations, insuring agreements, conditions, exclusions, limits, deductibles and endorsements. Where anything on this site describes a coverage differently from the policy wording, the policy wording controls.
Descriptions of how a coverage usually works, or of wording that is common in the market, may not match the form a particular carrier uses. Every coverage is also subject to the carrier's underwriting, which can decline a risk or offer terms different from those described here.
Availability varies by state
Insurance is regulated state by state. Which coverages, forms and carriers are available, which residual markets exist, and which statutes apply to a claim all vary from one state to another, and they change over time. A coverage, carrier type or rule described on one page may not be available or may not apply in your state, or for your class of property.
The state property insurance guides summarize research current at the date each page was last reviewed, which is shown on the page. They are not a substitute for the statutes, regulations and bulletins themselves, and each guide links to the state's own department of insurance for the official position.
A quote request is not coverage
Sending a form on this site asks us to contact you. It does not bind coverage, and no coverage is in force until a carrier has agreed to bind it and that has been confirmed to you in writing. Any quote is subject to the carrier's terms and to the accuracy of the information given to it. The site publishes no premiums or rates, and any example on it is an illustration rather than a price.
Licensing
Insurance is placed by APT Insurance LLC through producers licensed in the states where the law requires a license. 8298646. License details for a particular state are available on request.
Links to other sites
The site links to government agencies and other outside sources so readers can check the official position for themselves. We do not control those sites and are not responsible for their content or for changes made to them after we linked to them.
